Occupancy: Rental pricing includes up to 2 guests with double sleeping arrangements. Each additional guest beyond the included 2 is $25 per person, unless you choose to furnish the rental with your own linens, pillows, towels, etc. - then no additional fee will be added. Mileage & Generator Usage: Mileage: 100 Miles free a day. Additional miles start at $.75/ per mile. EX: A 10-day trip gets 1000 free miles, the remainder mileage is billed at $0.75 per mile. Mileage to be estimated for round trip and paid before leaving and adjusted when unit is returned & charged as a separate fee to the card on file or deducted from the security/damage deposit. Generator: 2 free hours per day; additional use at $3.00/hour or unlimited for $30 day prepay. Propane: You are responsible to refill the propane before return Gasoline: You are responsible to refill the gas tank before return - Gas station 2 miles from our location to "top off" or you will be charged for our travel time and refueling Occupancy: Rental price covers RV only - no guests included. Cozy Package required per guest for complete comfort amenities (linens, towels, toiletries, kitchen essentials, etc.). Guests are welcome to bring their own cozy extras and amenities. Security Deposit: $1,000 standard authorization hold. Higher deposits ($1,000-$5,000) may apply for large groups, festivals, or special events. In rare cases, deposits are captured and returned after rental completion; most are authorization holds released upon safe return. Fee required per dog, maximum 2 dogs allowed Pets must be approved or you forfeit your security deposit. [For Allergen-Free Units: Allergen-Free Guarantee: NO PETS ALLOWED - Any evidence of pets (including odors, stains, or hair) will result in forfeiture of your security deposit] Festival Bookings: Festivals or any large gatherings have different rules, pricing, security deposits, and provided items. Please contact us before booking for a tailored quote and complete information No-Smoking Policy: Smoking/Vaping/Marijuana use is strictly PROHIBITED in all rentals. Violation will result in forfeiture of your security deposit Mattress Protection: If you elect the NO COZY discount and we find you using our mattress pads or soiling them, it's a $250 special cleaning fee. In addition, any stained protectors (including accidents) requires a $50 special cleaning fee per protector Awning Rules - Final Warning for 2026: We're giving awning use one more shot in 2026. Please don't roll awnings up backwards or leave them out in rain or wind! If an awning is misused, your entire security deposit (usually $1000+) will be forfeited. Remember: they're labeled "in/out" and "extend/retract." If you're unclear, DO NOT use them. Repeated abuse means no awning use in future seasons Dinette Table Policy Converting dinette tables to beds is prohibited to prevent damage and protect your security deposit. If this service is needed, we will convert the dinette to a bed prior to your arrival. However, it is REQUIRED to stay that way for the duration of your stay. Floor Protection: [For units with carpeted areas] NO SHOES on carpet areas INSIDE RENTAL - $250 Cleaning fee Toilet Guidelines: Only the provided RV toilet paper and waste may be flushed. No wipes, feminine products, paper towels, or other items – this will result in forfeiture of your security deposit. Absolutely NOTHING but waste and Special RV toilet paper is to be flushed in the toilet or this will result in forfeiture of any security deposit paid Deliveries & Customer Pick up Schedules: Times will be confirmed prior to your arrival. For rentals being delivered, drop-off will occur anytime after 3:00 PM on your arrival day. On your departure day, we will pick up the camper anytime between 9:00 AM and 12:00 PM. Please plan your schedule accordingly, as specific delivery or pick-up times cannot be guaranteed. If you are picking up your camper, please arrive between 12:00 PM and 3:00 PM on your start day. The camper must be returned by 11:00 AM on your checkout day. Reminder: The only way to guarantee specific start or end times is to purchase Priority Check-In and/or Priority Check-Out. Otherwise, your delivery or pick-up will occur within the standard time windows above. Special Requests: I happily accept requests for extra items to enhance your stay, including fridge stocking, dish soaps, bathroom essentials, games, balloons, and more! Let me know what you need. Additional fees will apply Required Services: Sewer & Water Fees: If your campsite lacks water or sewer hookups, you must pre-pay for Fresh Water Fill and Tank Dump Fees. If you choose NOT to pre-pay these services, all toilets will be sealed with tape for health and safety reasons. Removing the tape will result in an automatic $200 Dump Fee regardless of actual usage Propane Details: Both 20 lb. propane tanks on the front of your rental will be full upon arrival. One tank included; additional tanks $20.00 each ($30.00 for 30 lb. tanks) Generator Policy: We provide both gas and propane-only generators. You'll receive clear instructions before your rental identifying which type you have (along with appropriate fuel - propane tanks or gas can).
